We migrated homesinkentucky.com from BoldTrail to a Next.js site for The Art Realty Team, a Northern Kentucky residential real estate team. We gave buyers live MLS search, city comparisons, guides and consultation paths, while sellers can move from valuation to advice for timing, inherited homes and divorce sales.

Where the heat was.

Every forge starts with a purpose. This is what The Art Realty Team came in with, what was getting in the way, and what the work had to change.

Before and after

From a template search page to a home for the team

The saved August capture opens on a full-screen photo and a property search box under the team's name. The rebuilt site brings The Art Realty Team's local agents, buyer and seller journeys, and useful next steps onto the first screens.

The problem

Five things stood in the way.

What the work had to clear, and how each one was cleared.

  1. Challenge 1: A search box couldn't tell the whole story

The August 10 homepage opened on a full-screen photo and a property search box under the brokerage's header. The team's name was there, but its agents and guidance weren't on that first screen.

    How we cleared it

We put the team's agents, situation-led starting points, buyer and seller journeys, and contact routes into one custom experience.

ResultVisitors can start with the decision they need to make and find the local team behind the website.

  2. Challenge 2: Buyers and sellers need different kinds of help

Finding the right home means weighing listings, neighborhoods and budgets. Selling brings another set of questions: value, timing, preparation and what happens next.

    How we cleared it

We built separate six-stage buyer and seller journeys, with practical resources beside the relevant tools.

ResultBuyers can move from local research to a listing inquiry. Sellers can move from a valuation request to a conversation about their next step.

  3. Challenge 3: Local guidance belongs beside the listings

The site covers seven Northern Kentucky communities: Florence, Union, Covington, Independence, Fort Mitchell, Burlington and Erlanger, each with a different mix of homes and everyday tradeoffs.

    How we cleared it

We connected community buying and selling pages, city comparisons and market reports with live MLS search.

ResultVisitors can compare nearby places and research a move without losing the route back to a local agent.

  4. Challenge 4: Old links still needed a useful destination

The former BoldTrail site used agent IDs and property URL formats that didn't match the new application.

    How we cleared it

We added legacy redirects for agents and services, plus address-based routing for old property links.

ResultOld property links now lead toward the current listing when found, an address search, or an honest fallback when a home is sold or outside the supported region.

  5. Challenge 5: Mobile speed needed attention

The original homepage's August 10 PageSpeed Insights mobile run recorded 48/100 performance and a 10.1-second LCP.

    How we cleared it

The rebuilt site renders its content on the server, preloads a compressed hero image and defers nonessential client work.

ResultThe new build has dated performance checks of its own. The original mobile score is retained as historical evidence; the current desktop test isn't presented as a directly comparable speed gain.

The plan

Four phases, start to finish.

How the work was sequenced, and what each phase handed to the next.

  1. 01Phase

    Make the team visible

We built a custom interface around The Art Realty Team, its local agents and the situations that bring people to a real estate website.

    Handed over

    • Custom brand presentation
    • Agent profiles
    • Situation-led entry points
  2. 02Phase

Give each move a clear path

Buyer and seller journeys break the process into six stages, with useful guides, local context and ways to ask for help.

    Handed over

    • Buyer and seller journey sections
    • Practical guide library
    • City comparisons
  3. 03Phase

    Connect research to real homes

Live MLS search connects property filters and details with photos, mortgage calculations and contextual inquiries. The seller path pairs valuation tools with a local-agent fallback.

    Handed over

    • Live MLS search and listing details
    • Valuation request path
    • Contextual contact forms
  4. 04Phase

Keep the website useful over time

We added market pages, legacy redirect rules and discovery files alongside the Next.js build on Netlify. Dated Lighthouse checks document the delivered experience.

    Handed over

    • Legacy redirect rules
    • Search and AI discovery
